Stephen P. Lawrence
President, Investment Capital Partners, Ltd.
Stephen P. Lawrence has invested and operated in real estate and finance for over forty years. He is the founder and President of Investment Capital Partners, Ltd., an investment banking and development firm specializing in commercial real estate.
Steve graduated from Yale University in 1965 with a Bachelor of Arts degree. He then served in the United States Marine Corps as an aviator, earning the rank of Captain before departing the Corps in 1970. Steve then earned an MBA in accounting and finance from the Wharton School of Finance at the University of Pennsylvania in 1971.
In 1972, Steve joined The Giegerich Company of Westport, Connecticut, a prominent mortgage banking and real estate development firm, where he served as a Vice President and Director.
In 1975, Steve joined the investment banking firm of Goldman Sachs & Company as a Vice President to establish and manage property sales and equity financing within the real estate division. He worked towards establishing Goldman Sachs as a major institutional player in the corporate sale/leaseback business.
In 1978, Steve founded Investment Capital Partners’ predecessor, Investment Capital Associates, which sponsored limited partnerships or invested individually in over $900 million of property transactions, which included corporate sale leasebacks, multi-tenanted office buildings, residential projects, hotels, industrial and retail facilities. The tax-advantaged properties included the following: a 550,000 square foot research facility located in Fort Worth, Texas, which was leased to Lockheed Corporation and General Dynamics Corporations; The 1,200,000 square foot First City Center, a multi-tenanted office building located in Dallas, Texas; a $60,000,000 sale and leaseback to the St. Regis Paper Company; a $25,000,000 multi-tenanted office building located at 545 Madison Avenue, New York, New York; a $105,000,000 office and manufacturing facility sales and leaseback for Corning Glass; a $90,000,000 investment in the Charles Square Hotel property, consisting of hotel, office and retail property in Cambridge, Massachusetts.
In 1992, Steve formed Investment Capital Partners, Ltd. (“ICP”) to succeed ICA and other affiliates. ICP serves as a principal in real estate investment and provides asset management services.
Steve, through ICP and other affiliates, has invested in retail, single- and multi-tenanted office, medical, flex, industrial and warehouse buildings throughout the Northeast, but with a particular focus on Connecticut. The properties presently owned and managed by ICP can be found on the website, while properties which have been sold over the last several years include: the Riverside Building, a 41,762 SF, a four-story office building located on Riverside Avenue, just south of the corner of U.S. Route 1 (the Post Road) and Route 33 in downtown Westport, Connecticut; Westport View Corporate Center, a 80,264 SF office complex consisting of two multi-story buildings located at the corner of U.S. Route 1 (the Post Road) and Route 33 in downtown Westport, Connecticut; 639 Research Parkway, a 37,664 SF, three-story office building situated on approximately 6.03 acres in Meriden, Connecticut, close to Route 691, the Merritt Parkway and Interstate 91; 34 Barnes Industrial Road South, an 51,260 SF, single-story, mixed office and warehouse building located in Wallingford, Connecticut, close to the Merritt Parkway and Interstate 91.
Lisa Lawrence
Vice President and Chief Operations Officer
Lisa has been working in the commercial real estate business for 37 years. She is Vice President and Chief OperationsOfficer of Investment Capital Partners. She specializes in acquisition analysis and tax structuring while also supervising asset management and all financial, tax and accounting matters.
Lisa graduated in 1985 from Fairfield University with a Bachelor of Science in Accounting and minor in Information Technology. She passed the CPA exam the same year. Lisa worked in public accounting at the firm of Ernst and Young, formerly Arthur Young where most of her time was spent in the Tax Department primarily focused in the Entrepreneurial Services Group.
After leaving Ernst and Young, Lisa joined Investment Capital Associates, which was primarily a real estate investment syndicator. While at ICA, she worked on tax and cash financial models and other acquisition and disposition analyses. Lisa also held the position of Investor Services agent for all real estate partnerships, working with investors on tax, accounting and estate matters.
In the early 1990s, Investment Capital Partners was formed and began acquiring a portfolio of Connecticut commercial office and retail properties. Since that time, Lisa has led the acquisition analysis and asset management teams, overseeing the management of all properties and all tax and accounting matters related to the portfolio.
Scott P. Lawrence
Vice President, Business Development and Legal Affairs
Scott P. Lawrence serves as the Vice President of Business Development and Legal Affairs for Investment Capital Partners. He specializes in asset acquisitions, leasing, development, financing and legal matters for ICP.
Scott worked in both finance and law prior to joining ICP. Between 1999 and 2001, he worked as a Corporate Finance Analyst within Morgan Stanley’s Technology Investment Banking Group in Menlo Park, California, advising and executing over a dozen equity and debt financings and M&A transactions with industry-leading technology clients in the Internet, data networking, semiconductors, enterprise software, and contract manufacturing sectors.
After law and business school, Scott worked as a law clerk for two federal judges, the Honorable Pamela Ann Rymer of the U.S. Court of Appeals for the Ninth Circuit and the Honorable Mariana R. Pfaelzer of the U.S. District Court for the Central District of California, where he assisted the judges with federal antitrust, securities, patent, healthcare, copyright, telecommunications, ERISA, employment discrimination, environmental, criminal, and federal and state constitutional cases.
In 2007, Scott joined Latham & Watkins LLP as an Associate in the Securities Litigation and Professional Liability, White Collar Defense and Investigations, and Appellate practices, he where worked on internal investigations and Foreign Corrupt Practices Act, asset forfeiture, securities, insurance, and healthcare matters. Immediately prior to joining ICP, Scott worked for Boies, Schiller & Flexner LLP as an Associate in the litigation department, where he worked on complex financial, securities, antitrust and products liability litigation matters.
Scott graduated magna cum laude from Harvard University in 1999 with a Bachelor of Arts in Government. He earned a JD/MBA in 2006 from the UCLA School of Law and UCLA Anderson School of Management. Scott is admitted to practice law in Connecticut, New York and California (inactive).
Robert G. Lawrence
V.P. of Asset Management and Construction
Robert G. Lawrence serves as V.P. of Asset Management and Construction and has been involved in the Real Estate industry for over 15 years. He is responsible for overseeing the management and operations of the Investment Capital Partners’ portfolio of owned and third party commercial accounts. Robert works on procuring new asset and property management opportunities. He oversees capital improvements, leasing and tenant construction projects across the portfolio. Robert is also involved with ICP’s financial reporting to investors and lenders, analyzing and coordinating acquisitions and development opportunities.
Prior to joining Investment Capital Partners in 2007, Robert was an asset manager for the Wm. M. Hotchkiss Company in New Haven, Connecticut and before that with Grubb & Ellis in Stamford Connecticut. During this time he managed a mixed-use portfolio for a pension fund client along with additional third-party assignments totaling well over half a million square feet of managed space.
Robert graduated with a major in Psychology and minor in Business from Sacred Heart. Robert holds a real estate sales license in the state of Connecticut.
William F. Magi
Chief Financial Officer
Bill has been a member of the ICP team since 2013. He holds a BS in Accounting from Sacred Heart University.
Brian Whalen
Asset Manager
Brian Whalen recently joined Investment Capital Partners, Ltd. as an Asset Manager. Brian brings 25 years of experience managing commercial, industrial, historic and residential investment portfolios across New England for private and third-party owners, developers and pension fund clients.
Brian graduated with a BS in Computer Science and Electrical Engineering from the University of Connecticut.
Evelyn Chavez

Evelyn has been a member of the ICP team since 2005. She holds a BA in Business Management from Sacred Heart University.
Amy Joyce
Property Manager and Bookkeeping
Amy has been a member of the ICP team since 2015. She holds a BS in Accounting from the University of Connecticut and a Masters in Education from the University of Bridgeport.
